Sale at Luxurious Eliza

Monday, 30th September 2013

The $2-million sale of the last remaining two-bedroom apartment in Eliza in Elizabeth Street means just full-floor apartments, and a three-level penthouse, remain in the CBD's most visually provocative apartment building.

The 100-square metre apartment on level 4 has two bedrooms, a study and one car space.  All 10 half-floor apartments in Eliza are now sold.

Remaining are:

Full-floor, four-bedroom upper-level apartments (200sqm), from $4-Million, and a three-level penthouse (Four bedrooms, six bathrooms, home cinema room) including an indoor/outdoor rooftop entertaining area, with three car spaces - POA.

While Eliza won't be completely finished until November, scaffolding on the upper floors has been removed, with the serpentine-shaped facade turning heads.

Every floor of Eliza is a different shape and each of the 19 apartments is bespoke.  All apartments have sinuous floor-to-ceiling windows optimising light, airflow and views over Hyde Park.

A fully furnished display apartment on the ninth floor is now open for inspection for one hour per week.

"The quality of the finishes is exemplary and the ambience is assured through its classic understated style," said Nigel Napoli form Savills Residential Projects.

"There is nothing on the market in the CBD like Eliza.  Every appointment has been carefully considered to help make these apartments special."

Richard Shalhoub from McGrath said the remaining full-floor apartments with their own private lobbies will appeal to empty nesters, and tempt affluent baby boomers from their family homes.

"Empty nesters want to escape the maintenance chores of a house, and they like the idea of moving into a lively location, but most baulk at the thought of multi-unit developments where noise can be an issue and privacy can be compromised," said Mr Shalhoub.  "Eliza offers them a compromise so that their transition from a family home into strata living is as seamless as possible.

These exclusive full-floor apartments are designed specifically to ease home owners into communal living, minimising the impact of having to share facilities for the first time with neighbours, and dealing with Body Corporate issues.

Ceerose, which is developing Eliza, say the additional bedrooms and bathrooms at the rear of the apartments act like a private wing, allowing friends and relatives to stay over and enjoy the excitement of the city.  And for those with teenagers it becomes their private retreat.

"Everyone loves the location," said Mr Napoli.  "It's opposite Hyde Park and surrounded by internationally-renowned restaurants, world class fashion boutiques, shopping and facilities.  The added bonus is that capital growth of 'blue chip' buildings in such exclusive locations is more pronounced than for any other form of residential property."

Leading realtor John McGrath says buyers of upper-end property are seeking the security, privacy and rarity that full-floor apartments in boutique-size developments offer.

"The lift only stops at authorised floors, opening onto a private vestibule within the apartment," said Mr McGrath.

"Eliza has high ceilings and full-height glazing to accentuate the feeling of spaciousness and allow residents to entertain in style previously only the domain of large houses."

Every apartment in Eliza is finished to the highest level of detail, with a fireplace, full-height timber-paneled walls, CBUS lighting and electronically-controlled curtains.  Kitchens have limestone floors, calcutta marble benchtops and splashbacks, and a walk-in pantry.  The appliances are the finest money can buy, including a hand-crafted stove, oven, rangehood, dishwasher and microwave from Gaggenau.  The fully-integrated fridge is from Liebher, the double bowl sinks from Abey Quadrato and the tapware from Gessi Rettangolo.

Some kitchens even have a butler's pantry and a separate preparation area for catering purposes.

Bedrooms are whisper-quiet havens with walk-in dressing chambers and ensuites swathed in travertine and bedecked with fittings from Gessi Rettangolo and Villeroy and Boch.

Even the laundry and ironing room has marble benchtops.

A feature of many apartments is a wintergarden, which acts as a climatic buffer zone.  Glass concertina doors slide the full length of the balcony, giving residents an adaptable space; open them partially to gain the easterly breeze; open them fully to create a larger outdoors area; or keep them closed to maintain comfort and privacy.

The foyer at Eliza is as stunning as the apartments, with a bespoke sandstone wall curved like a crashing wave, limstone floors, laser-cut timber screens and onyx-clad lifts.  In another departure from traditional apartment buildings.

Eliza at 131-143 Elizabeth Street, can be inspected from 11am - 12 noon on Saturday.  Further information is on: www.elizasydney.com
