A Revolution in Marrickville

Marrickville – tipped by several property experts to be Sydney’s next ‘hot spot’ – is to get a sophisticated $100-Million apartment development that will set new design standards for the area.

With geometric-inspired architecture and a palette of colours, materials and finishes befitting an edgy inner-city development, the 180-apartment Revolution will hasten Marrickville’s claim of becoming the ‘Paddington of the inner west’. The four-building Revolution has been designed by Sulman Award-winning architect Angelo Candalepas on the site of the former Marrickville RSL Club. A deep thinker about the environment, Angelo endorses the State Government’s push to increase densities in areas with established infrastructure and transport. “As architects our ‘greenest’ achievement is enabling more people to live comfortable on the same amount of land, utilising existing resources and services, and minimising urban sprawl,” said Angelo, who is President of the Australian Architecture Association.
“The proximity of Revolution to Marrickville railway station and frequent bus services also allows residents to do away with their cars.” A further benefit of increased densities is being able to supply more affordable accommodation in inner-ring suburbs. Revolution is a good example. It has a mix of one, two and three-bedroom apartments, with the overwhelming bulk being between $399,000 and $600,000. The State Government’s waiver on Stamp Duty for off-the-plan property under $600,000 can save purchasers up to $22,490. Revolution, on the corner of Illawarra Road and Byrnes Street, is close to schools, childcare facilities, health care services, supermarkets, leisure facilities and public transport. It will have a suite of shops on ground level, forming an active pedestrian and retail precinct where alfresco dining will be savoured. “The buildings respond with the streetscape and will enliven the area, while residents will have their own communal courtyard providing passive and active recreational opportunities,” said Angelo.
“I’m confident Revolution will live up to its name and inspire other developers to continue the suburb’s transformation.” Marrickville is just seven kilometres from the Sydney CBD, and is rated by several prominent Sydney real estate commentators as a looming property ‘hot spot’. “Marrickville is well located with good transport options,” said Tim Rees of CBRE Residential. “What the suburb needs is an architectural kick-along - a development such as Revolution which offers a new generation of urban environment and an expanded lifestyle choice.”
Raine & Horne's chief executive Angus Raine raves about Marrickville's excellent community feel, mix of quality schools and value shopping, while John McGrath has described it as having the feel of Paddington in the 1970s. “Buy here and double your money in the next six years,'' Mr McGrath has been quoted as saying.
Revolution has four angular buildings positioned around the perimeter of the site, ranging from four to seven storeys, which feature masonry, metalwork, stone and timber facades, privacy screening elements, blade walls, planes of colours and textures, and contemporary metal roofs.

“The materials we are using are robust, with textural variations to create a hierarchy of increasing lightness towards the upper floors,” said Angelo.
“The design will significantly enhance the streetscapes of Illawarra Road and Byrnes Street as well as the surrounding public facilities.” All buildings have their own secure access and lift lobbies, and ‘envelope’ a private central courtyard that will be landscaped with native and exotic plants and trees. Revolution comprises: • One-bedroom apartments (internal 53sqm. plus 10sqm. balcony) from $399,000 • Two-bedroom apartments (internal 80sqm. plus 9sqm. balcony) from $550,000, and • Three-bedroom apartments (internal 108sqm. plus 17sqm. balcony) from $700,000 Strata levies are forecast to be $550, $650 and $750 per quarter respectively for a typical one, two and three-bedroom apartment. The apartments will have open-plan living areas and be air-conditioned, although the semi-open breezeway corridors to the south and other passive design features will ensure good cross-flow ventilation and reduce the need for artificial heating or cooling. Kitchens will be directly off the dining and living spaces, and have stainless steel appliances, an integrated dishwasher and efficient storage facilities. There will be a choice of three internal colour schemes, including a striking one called ‘Revolution Red’. Timber floors will be offered as an option. From level three upwards, apartments facing north-east gain good views of the Sydney CBD, which are impressive by day and even more spectacular at night. Mr Rees says the apartments will appeal to ‘aspirational‘ buyers seeking a more contemporary living environment than has previously been available in Marrickville.
“Revolution offers a rare blend of quality accommodation and retail facilities with quick and easy access to transport, so it has great appeal for working couples, professional people and first and second home buyers,” Mr Rees said.
“We believe people currently in older style accommodation will want to upgrade into these modern, well-designed apartments. We also expect a high proportion of buyers to be professional people who will have a keen sense of the capital gains to be made as Marrickville follows the lead of neighbouring suburbs Newtown, Petersham and Enmore in becoming gentrified.”
